When a Home Sells Fast in This Market, It Is Never an Accident

When a home goes under contract quickly in today's market, people assume it was priced to move or got lucky with timing. Having watched it happen up close with 235 Entrada Drive, I can tell you it was neither of those things. It was intention.

It comes down to three things every time. Location that cannot be manufactured. Materials and design that signal quality the moment you walk through the door. And a home that is philosophically aligned with what buyers are genuinely searching for right now.

In 2026, that third ingredient matters more than ever. Buyers are not just looking for a beautiful home. They are looking for a home that makes them feel restored simply by being in it. Searches for wellness rooms are up 164%. Biophilic design interest is up 112%. The Global Wellness Institute projects wellness real estate will exceed $1 trillion by 2029. The homes that are winning in this market are the ones that feel like a sanctuary before you have even seen the second bedroom.

235 Entrada is exactly that. Positioned at the Entrada of Santa Monica Canyon, adjacent to the beach and steps from Canyon Square, it stops you the moment you pass through the gates. Simple architecture completely connected to lush Balinese gardens. Fire and water elements anchoring the living spaces. Outdoor areas flowing from every room, doubling the habitable footprint. A rooftop deck sweeping 360 degrees from the canyon to the Pacific.

The market responded the way it always does when everything is aligned. Quickly and decisively.

If you have been thinking about selling, this is the formula worth understanding. Location, quality, and intention. When those three things come together, the right buyer does not hesitate.

Ocean Way Festival Is Two Weeks Away

Animated image of a singer performing at a microphone on a smoky stage, 'Ocean Way Festival' with a Get Tickets button

Santa Monica's biggest weekend is almost here and the lineup is genuinely hard to believe.

The inaugural Ocean Way Festival takes over the beach just south of the Santa Monica Pier on September 26 and 27, produced by Goldenvoice, the team behind Coachella. The Killers, Jack White, Khruangbin, Sublime, Olivia Dean, Hot Chip, Carlita, DJ Harvey, and more, all set against the Pacific Ocean and the Pier as a backdrop.

The name has roots here too. In the 1970s, Allen Sides transformed a small garage on Ocean Way, just blocks from the festival site, into one of the most respected recording studios in the world. This festival carries that spirit forward.

Two days, all ages, on our beach.

Met Her on Main

Met Her at a Bar dining room with velvet banquettes, marble tables, glowing back bar and paper lanterns, with a View Menu button

The neon on the building reads Met Her at a Bar. The wall inside reads Met Her on Main. Both are accurate, and the story behind it earned its place on this street.

Mindy and Vinny Kinne spent years building a close-knit culinary community near La Cienega, five separate concepts within a few blocks of each other. Their new Main Street location brings all of it under one roof. Mornings are La Colombe coffee and homemade Belgian waffles. Later the kitchen shifts to handmade pasta, Neapolitan pizza, and Pan-Asian dishes, with a full cocktail program running alongside it.

Behind the dining room sits a hidden garden patio for 50 to 60 people. Lush greenery, a fireplace, a water feature. It was booked for private events before the doors opened.

Vinny grew up in his family's bar in upstate New York. Mindy spent nine years as a food scientist. They met on the Sunset Strip and he did not get her number that night. Now they have a restaurant on one of the best streets in Santa Monica.

2651 Main St, Santa Monica. Open daily 8am to 10pm, Friday and Saturday until midnight.

A home that proved the formula. A festival that is about to make September unforgettable. And a new restaurant that took years to build and arrived right on time. Chat soon!
