Venice real estate, with the Diana Braun Group
The Diana Braun Group is a Compass team based in Santa Monica that sells homes in Venice, California (90291). Over the last ten years we have handled 75 Venice home sales, 52 of them on the open market and the rest privately. In the twelve months to October 2026, every Venice home we sold was our own listing: 538 Westminster Avenue, 727 Amoroso Place, 518 Sunset Avenue, 764 Nowita Place, 1421 Cabrillo Avenue #4, 1023 Superba Avenue and 2009 Dell Avenue.
Venice is the neighborhood I know best. It rewards a good eye more than any other part of the Westside, because the lots are small and the architecture does the selling.

The parts of Venice
The Canals. Pedestrian bridges, water on the doorstep and very few homes for sale in any given year. Buyers here pay for the setting first.
The Silver Triangle and Grand Canal. Larger lots by Venice standards and a steady run of architect-designed rebuilds.
The pedestrian-only lanes near the beach. 1920s bungalows on narrow lots, many with the original cottage still standing. Small footprints, big premiums for character.
Abbot Kinney, Milwood and Presidents Row. The streets around Abbot Kinney, where a well-designed house can outsell a bigger one down the block.
East of Lincoln and Oakwood. More room for the money, more new construction, and a lot of duplex and ADU potential.
What moves value in Venice
Design matters more than square footage. On a typical Venice lot of a few thousand square feet, the plan, the light and the materials decide the price. That is why homes by DU Architects, Charles Ward and Leanne Ford draw a crowd.
Venice sits inside the California Coastal Zone, so rebuilds and additions often need a coastal permit on top of the city permit. Buyers who plan to build should price in the time.
Venice is in the City of Los Angeles, so Measure ULA applies: 4% of the whole sale price above $5.4 million. Pricing a home just under that line can leave a seller with more money than selling just over it. See what you would net.
Questions
Who sells homes in Venice, CA?
The Diana Braun Group at Compass has handled 75 Venice home sales over the last ten years, including Bradley Cooper's bungalow at 2211 Glencoe Avenue, Leanne Ford's house at 518 Sunset Avenue and 1621 Crescent Place by DU Architects. The team was verified by RealTrends as the #1 small team in Santa Monica for 2026.
Does Measure ULA apply to a Venice home sale?
Yes. Venice is in the City of Los Angeles, so a sale above $5.4 million pays Measure ULA at 4% of the entire price, and 5.5% at $10.9 million and above, on top of the city and county base transfer tax.
Can I sell my Venice home if I live out of state or overseas?
Yes. Many of our Venice sellers live elsewhere. We handle preparation, contractors, photography, marketing and closing locally, and keep the owner informed at every step, so they don't need to fly in.
Are there off-market homes in Venice?
Some Venice homes trade privately or before they are listed. Buyers can send their criteria, and we reach out when a match comes up.
